When should I start my apartment search? It is best to start your search around 60 days prior to your move date. The majority of properties require a 60 day notice to vacate. Some properties only require a 30 or 45 day notice to vacate. Once you start your search be prepared to act fast!! Some properties are offering look-and-lease specials such as four to eight weeks if you apply at the time you physically tour the community.

How is the service FREE? Apartment Locators are paid a fee by the community out of the advertising budget so you don’t have to. All you have to do is write 1Source/ Christa Dugger as the referral source on the guest card and again on the application! This will not affect your rent or specials.

Why should I use an Apartment Locator? You will save time and money, we know the market and the ends and outs! We have access to up to date information directly from the properties. When communities lower the rents, offer specials, they inform us first! We can find you the best prices as well as the best specials!

What are the income qualifications? Many properties require you to make 3x the rent (gross income), we do have properties that only require 2.5x, or 2x rent.

What sources of income can I use? Sources of income include, but are not limited to, the following: employment income, retirement benefits, spousal/child support, I20s, savings accounts, Social Security disability benefits, or any other legal, verifiable source of income. Generally, you can provide pay stubs, bank deposit statements, or an offer letter. If you own your business, or are an independent contractor, generally you can provide your last few years tax transcripts, certified letter from your CPA, or most recent bank deposit statements.

Are rental rates negotiable? In general, rental rates are not negotiable. Owners set the prices. Many properties use a database called LRO, a pricing optimization software that sets the prices. Renters receive the same rates as Apartment Locators. Locator services that claim they can get better rates are likely to be misleading you.

What fees are required for the application to be processed? You will pay an application fee, admin fee, as well as a deposit generally paid at move in. There are properties offering specials that may waive some fees. Deposits are usually based on credit.

What fees are not included in the monthly rent? Monthly fees typically not included in rent include water, trash, electric, pest control, renters insurance, package fees, reserved parking/ detached garage, pet rent, storage, amenity fee, and technology fees/ smart services. Keep in mind, fees and amenities offered vary.

Should I use more than one Apartment Locator? We all have access to the same information, we work through the same database and only one locator will receive credit for helping you. It is best to remain loyal to one Apartment Locator.

Are there apartments that don’t have breed restrictions? Yes, we do have properties that don’t have breed restrictions.

Are there properties that work with credit issues? Properties have different requirements for credit. You may not need second chance properties. It helps to know what is on your credit as well as your FICO score. You may meet the minimum required FICO and not have to pay an additional deposit!

Can you work with an eviction or broken lease? There are second chance properties that will accept a client who has a rental blemish, not all second chance properties have the same requirements. The majority require three years since the eviction or broken lease occurred or was last reported to your credit. Few properties require a minimum of 12 months since the rental issue occurred or was last report to your credit. Options as well as availability are limited, you’ll need to act fast if you find one with availability in your desired price range. Many properties only allow one rental blemish. Be prepared to pay a higher deposit, generally equal to one months rent. Few require a risk fee instead.

Are there properties that accept people with a criminal background? We do have second chance properties throughout DFW. Criminal backgrounds generally not accepted by the properties we work with are the following: Murder/Homicide, Manslaughter, Sex Offenses, Drug Manufacture, Distribution, Kidnapping and Abduction Offenses, Stalking Offenses, and Arson-Related Offenses.
